The pre-drywall inspection is the single most important appointment in the life of a new home, because it is the only day the home's skeleton is fully visible. After the rough-ins and before insulation and drywall, every truss, strap, wire, pipe, and duct is out in the open. In Central Florida this is exactly where the findings that matter most hide โ missing hurricane connectors, framing sealed up wet, plumbing that will leak behind a wall, and wiring one screw away from trouble. Once the drywall goes up, all of it disappears, often for the life of the home. Today's lecture is the room-by-room tour of what your inspector is really looking at. Come back in, class โ mind the sawdust on the way to your seat. Last time, in Lesson 2, I walked you through the one-way doors of a new build: deadlines and windows that lock quietly behind you and never reopen. I promised we would come back to the most important door of them all. Well. Here we are, standing inside it.

There are only a handful of days in your home's entire life when its framing, wiring, plumbing, and ductwork stand naked and inspectable โ after the rough-in of those systems, and before insulation and drywall wrap them up for good. That is the pre-drywall window. It can be as short as a few days, and I will keep saying it until it echoes: it never reopens.
๐งฑ First, Know What You're Standing Inside Of
Homes in Southern Lake County are not built like the ones on those northern renovation shows. Around here, the first-floor exterior walls are usually concrete block โ hollow masonry stacked, reinforced with steel and filled cells, and capped by a poured concrete tie beam. Second stories and interior walls are wood-framed. The whole thing sits on a concrete slab poured over treated soil.
Why does the professor make you learn the materials before the lesson? Because that combination โ block, wood, slab, heat, humidity, and hurricanes โ creates a very specific list of things we care about here that an inspector in Ohio would never think about. Keep it in mind as we walk the house together.
๐ฆด Lesson One: The Bones โ Framing, Trusses, and the Load Path
We start with the skeleton, because everything else hangs off it. Your inspector confirms that studs are the right size and spacing, that headers over the windows and doors are sized correctly and actually bearing on something solid, and that beams land on posts that carry the load all the way down to the slab.
Now write this down, because it surprises people: the biggest structural finds at this stage are usually made by other trades, not the framers. A plumber or an HVAC installer runs into a roof-truss member that is in the way โ and simply cuts it. That one cut can compromise an engineered truss, and it becomes completely invisible the moment insulation and drywall go in. The same goes for a stud that has been notched or over-bored to make room for a pipe. There are limits to how much wood you can remove from a load-bearing member; go past them and you have quietly weakened the wall.
๐ Lesson Two: Hurricane Connections โ The Finding That Saves Your Roof

If you take one thing from today's class, take this. In Florida, the wind rarely peels a roof off by pushing down on the shingles. It lifts the entire roof off the walls because the roof-to-wall connection failed. That is why the Florida Building Code โ rewritten after Hurricane Andrew and strengthened again after Charley, Ivan, Jeanne, Irma, and Michael โ requires metal hurricane straps or clips tying every truss to the wall below, forming a continuous load path from the roof all the way to the foundation.

On a block home, those straps are often embedded right into the poured tie beam; on the wood-framed portions, they wrap over the top plate. Either way, at pre-drywall we are counting them one truss at a time, and checking three things: that there is a connector on every truss and not just most of them; that every nail hole is filled, because a strap with half its nails is doing half its job; and that it is the right connector, seated tight against both the truss and the wall.
And here is the part that surprises homeowners most: the county inspector misses these. It happens. Homes pass their framing inspection with missing clips in the garage, over a porch, or on a gable end โ the awkward-to-reach spots. Those are exactly the places we go looking. Beyond the safety of it, these same connections are what earn you wind-mitigation insurance discounts down the road, and in Florida those can be meaningful. A missing clip is not only a storm risk; it can be money out of your pocket every single year.
While we are up top, we also check the gable-end bracing and the nailing pattern on the roof sheathing โ the spacing and type of the nails holding your roof deck down. Too few, or nails that miss the truss entirely and just poke into the air, and that deck is one strong gust from becoming a problem.
โก Lesson Three: The Wiring You'll Never See Again
With the walls open, we follow the wiring โ box placement and height, cable properly secured, grounding and bonding, and whether the plan puts GFCI and AFCI protection where the code requires it.
The classic hidden find here is a cable run too close to the face of a stud with no protective nail plate. Picture it: months from now you hang a TV mount, drive a screw, and find the wire behind the drywall. Best case, a tripped breaker. Worst case, a fire inside a wall you cannot see into. Those little steel plates exist to prevent precisely that, and at pre-drywall we make sure they are where they belong.
๐ฟ Lesson Four: Slope, Vents, and the Leak You Won't Find for a Year
Water only cooperates when the pipes are installed right. We check that drain lines have proper slope โ too flat and waste sits in the pipe, too steep and it separates โ that the drain-waste-vent system is actually vented so the traps do not siphon dry and let sewer gas in, and that supply lines are secured and, ideally, that the system has been pressure-tested.
We pay special attention to shower pans and tub set-ups, and to every place a pipe penetrates the slab or an exterior block wall. A drip at a slab penetration you cannot see is the kind of thing that shows up a year later as a mystery stain โ or, worse, as mold growing quietly inside the wall.
๐จ Lesson Five: Ducts, Condensate, and the Florida Humidity Trap
Ductwork gets checked for sealing, support, and routing; refrigerant and condensate lines get traced; and we confirm the bath exhaust fans are ducted to the outside โ not, as we sometimes find, dumping warm, moist air straight into the attic or a wall cavity. In a Central Florida summer, that is a mold factory with a fan attached.
๐ง Lesson Six: Wet Wood โ the Mold That Gets Sealed in the Wall

Here in Central Florida, lumber gets rained on. A house sits open and un-air-conditioned for weeks, soaking up our humidity. If the drywall crew closes up the walls while the framing is still wet, they have just sealed moisture โ and often the beginnings of mold โ inside the wall, right where you will never see it and where the eventual buyer's inspector absolutely will.
A proper pre-drywall inspection includes checking the moisture content of the framing with a meter and watching for wood that is still too wet to close up, framing already showing surface mold, standing water on the slab, or staining that tells the story of how the house has been sitting. We know the difference between harmless discoloration and a problem that needs to be dried and treated before it vanishes behind a wall.
๐ Lesson Seven: The Uninvited Guest
You cannot talk about a Central Florida new build without talking about termites โ including the aggressive Formosan kind. Florida's code requires a soil termiticide pretreatment before the slab is poured, and many builders add a borate treatment on the wood framing. Both are far easier to verify, and far more effective, while the house is still open than after it is finished.
So at pre-drywall we look for evidence of that pretreatment and, just as importantly, for the gaps โ plumbing penetrations, expansion joints, and slab cracks that hand subterranean termites a hidden highway straight up into your framing. This is one more place a licensed WDO eye earns its keep.
๐ The Chalkboard List: What Disappears Behind the Wall Forever
Copy this into your notes, class. These are the finds that, left uncorrected, vanish behind drywall and do not reappear until they have become expensive:
ยท Missing or partially-nailed hurricane straps โ especially garages, porches, and gable ends the county inspector skipped
ยท Cut or notched roof trusses, damaged by plumbers, electricians, or HVAC crews
ยท Cable run without a protective nail plate, waiting for a future screw
ยท Improper drain slope, or a missing plumbing vent
ยท Framing sealed up wet โ tomorrow's hidden mold
ยท Missing or gapped termite pretreatment at slab penetrations
ยท Missing fire blocking between floors and in wall cavities
ยท Poor window and door flashing โ the seed of future water intrusion
ยท Headers or beams with no real bearing, or missing joist hangers
ยท A bath fan venting into the attic instead of outdoors
Every one of those is cheap and quick to fix on the day we find it โ a worker, a bag of nails, an hour. Every one of them is a nightmare to fix after drywall, paint, trim, and flooring. That is the whole argument for this inspection in one sentence: fix it while it is still free.

You do not need to know how to swing a hammer. You need to do three things. First, ask your builder for the pre-drywall window early โ it is short, and once drywall is scheduled, it is gone. Second, put an independent inspector in there before the walls close; the county inspection confirms minimum code on the day they visited, which is not the same as someone working for you, counting every strap. Third, read the report and hand the punch list to your builder while the walls are still open and the fixes still cost nothing.

Professor, when should I book the pre-drywall inspection?
The moment your builder can estimate when the rough-ins will be finished. The window between rough-in and insulation can be only a few days โ and it never reopens. Booked early, it is easy. Booked late, it is missed.
Isn't the county inspection enough?
The county inspector verifies minimum code โ the lowest standard the law allows โ often in a brief visit, and answers to the county, not to you. An independent inspector works only for you, takes hours instead of minutes, and documents workmanship and condition, not just legality.
Can these things really be missed on a home that passed inspection?
Yes. Independent inspectors regularly document missing hurricane clips, cut trusses, and unprotected wiring in brand-new homes that already passed their county inspection. New means recently built โ not defect-free.
What does this have to do with my insurance?
Proper roof-to-wall connections are one of the features a wind-mitigation inspection looks for, and Florida provides premium discounts for wind-resistive construction. Pre-drywall is where you confirm those connections are actually right, before they are hidden โ so the discount you may qualify for is one you have earned honestly.
Won't fixing the findings delay my closing?
Almost never. Most pre-drywall corrections are an hour of work while the walls are still open. The delays and the big bills come from finding these things after the drywall is up โ which is exactly what this inspection prevents.
