The single most important thing you can do for your air conditioner costs about $15 and takes five minutes: change your filter on schedule. A clogged filter chokes airflow, drives up your power bill, freezes your coil, and shortens the life of the most expensive appliance in your house. Most homeowners either forget it or do it wrong. Today, class, we fix that — and then we graduate.

Look how far you've come. When this series began, an air conditioner was a mysterious box that made cold air by some magic you'd rather not think about. Now? You know it doesn't make cold — it moves heat out of your house (Lesson 1). You can name the condenser, the air handler, and the coil, and say what each one does (Lesson 2). You know why that air handler stands in a pan in your sealed attic, and what happens when it leaks (Lesson 3). And you can read the refrigerant on the data plate like a clock telling you your system's age and future (Lesson 4).
That's real knowledge. Most homeowners never learn any of it. But I've saved the most useful lesson for last — because everything you've learned comes down to one humble truth: an air conditioner is a machine that moves air, and if you choke the air, you choke the machine. So let's talk about the cheapest, easiest, most-ignored job in your whole house.
🫁 The Filter: Your System's Lungs
Your air conditioner breathes. It pulls the air of your home in, cools it, and pushes it back out — over and over, all day long. And every bit of that returning air passes through one thing first: the filter.
The filter's job is to catch the dust, hair, pollen, and grit before that air reaches the delicate coil. When the filter is clean, the system breathes easy. When it clogs, everything downstream suffers. Think of it as the lungs of the whole system — and just like lungs, the machine can't work if it can't breathe.
Here's what most people don't realize: a dirty filter doesn't just make the air dirtier. It makes the whole system work harder for less. The blower strains to pull air through the clog. Less air reaches your rooms. The system runs longer to hit the temperature you set. And your power bill climbs, quietly, every month you forget.
🧊 When the Lungs Collapse: The Frozen Coil

Now here's the part that turns a $15 chore into a service call. Remember the coil from Lesson 2 — the cold surface the air blows across? That coil needs a steady flow of warm household air passing over it to keep working properly.
Starve it of airflow with a clogged filter, and the coil gets too cold. Moisture on it freezes. Ice builds up. And a coil encased in ice can't cool anything at all — so on the hottest day of the year, your “working” air conditioner blows warm air while quietly turning itself into a block of ice. I've seen it a hundred times. The homeowner is certain the system failed. The truth? It was slowly suffocated by a filter nobody changed.
That's the whole lesson in one image: the cheapest part in the system, neglected, takes down the most expensive parts around it.
📅 How Often, and How to Do It Right
Here's your rule of thumb, and it's simpler than the internet makes it sound: check your filter monthly, change it at least every 90 days. In a Florida home — where the system runs nearly year-round, and if you have pets or allergies — lean toward every 30 to 60 days.
When you change it, three things matter. The size must be exact — it's printed right on the edge of the old filter (something like 16x25x1). The direction matters — every filter has an arrow printed on the frame, and that arrow points the way the air flows, toward the system and away from the room. Put it in backward and it can't do its job. And the number — filters carry a MERV rating for how fine they filter. Higher isn't always better in a home system: a filter that's too dense can choke airflow just like a dirty one. For most homes, a mid-range pleated filter is the sweet spot. When in doubt, match what the system was designed for.
🔧 The Rest of the Maintenance That Actually Matters
The filter is the big one. But while we're here, a few more small habits that quietly add years to your system.
Keep the outdoor unit clear. Remember the condenser from Lesson 2 — the box outside dumping your home's heat into the yard. It needs to breathe too. Keep at least two feet of clear space around it, and gently rinse the fins with a garden hose a couple times a year to wash off the grass clippings, pollen, and dust that block airflow.
Watch the drain line. From Lesson 3, you know that air handler produces water, and that water leaves through a drain line that loves to clog. A cup of distilled vinegar poured into the drain access a few times a year helps keep the line clear and keeps that water heading outside instead of into your ceiling.
Give it a yearly professional tune-up. Once a year, a technician can check the refrigerant level, test the electrical parts, and catch a small problem while it's still small. Think of it as the annual physical for the hardest-working machine in your home.
That's it. No magic, no expensive gadgets. A machine that breathes, kept breathing.
🔎 What Your Inspector Looks For
When Four Corners inspects your home's HVAC, the filter and airflow tell us a story about how the whole system has been cared for. We check whether the filter is present, clean, and correctly installed — a filthy or backward filter is often the first clue a system's been neglected. We look for signs of a frozen or previously-frozen coil, note restricted airflow, and check that the outdoor unit has room to breathe and isn't choked by shrubs or debris.
None of this is about selling you anything. It's about handing you the truth of what you're buying — including the small, cheap habits that will keep it running long after the sale closes. A well-maintained system tells us the previous owner cared. A neglected one tells us where your first repair dollars may go.

Professor, does a more expensive filter mean better air?
Not necessarily — and sometimes the opposite. A filter that's too dense for your system chokes airflow and can cause the very freezing we talked about. For most homes, a mid-grade pleated filter changed on schedule beats an expensive one left in too long. Consistency wins.
My system seems fine. Do I really need to change the filter?
Yes — because “seems fine” is exactly how it looks right up until the day it freezes or the power bill spikes. The damage from a clogged filter is slow and invisible until it isn't. Five minutes and $15 is the cheapest insurance in your whole house.
How do I know which way the filter goes?
Look for the arrow printed on the metal frame. It points the direction the air flows — into the system. When the filter's installed, that arrow should point away from the room and toward the unit. Every time.

Your final assignment, and it's the most useful one I'll ever give you. Go find your filter — it's in the return vent or a slot on the air handler. Pull it out. Look at it. If you can't see light through it, it's overdue. Read the size off the frame, write it on a note in your phone, and set a reminder to check it every month. That one habit, more than anything else in this entire series, will keep your system alive and your bills down.
