Last time, we ended with a promise. We learned that mold needs four things to grow — a spore, food, the right temperature, and moisture — and that of those four, moisture is the only leg you can actually pull. Control the water, and it doesn't matter that the other three are everywhere; the mold simply cannot grow.
So today we go hunting for that water. And here's the thing that trips up nearly every homeowner: when you say “moisture,” most people picture a leak — a burst pipe, a stain spreading across the ceiling, something dramatic and obvious. But the water that actually feeds most household mold isn't dramatic at all. It's quiet. It's slow. Much of it, you will never see with your eyes. That's exactly why it wins.
Think of it this way: an obvious leak gets fixed, because you can see it. It's the invisible water — the kind that hides — that sits undisturbed for months, doing the one thing mold needs. So let's pull back the curtain on where water actually hides in a Florida home.
💨 Hiding Spot #1: The Air Itself (Humidity)
Here's the one most people never think of, and in Florida it's the big one. Water doesn't need a pipe to get into your home. It's already there — floating in the air.
That's what humidity is: water vapor suspended in the air, invisible, all around you. And Florida air is heavy with it nearly year-round. When the air in a home stays humid enough, mold doesn't even need a leak or a puddle — it can pull the moisture it needs straight out of the air, especially on surfaces that stay cool or still. This is why you can find mold in a home with no leak anywhere: a closet on a shaded exterior wall, the back of a dresser, a rarely-opened guest room. No drip required. The air delivered the water.
This is the invisible enemy of the Florida homeowner. You can't see it, you can't point at it, but it's the single most common moisture source we deal with in this climate. And it's why — as we'll see in a later lesson — managing the humidity level of your indoor air is one of the most powerful things you can do.
🥶 Hiding Spot #2: Condensation (Warm Meets Cold)

We met this one last lesson, at the air handler — and it's worth understanding as its own principle, because it happens all over a house.
Here's the rule: whenever warm, humid air touches a cold surface, the water in that air condenses out onto the surface. You've seen it a thousand times — a glass of iced tea “sweating” on a summer day. That water didn't leak from the glass; it came out of the air the instant the air hit something cold.
Now find the cold surfaces in a home, and you've found where this happens: the air handler and its plenum (last lesson's star), uninsulated ductwork or register boots, cold water pipes, the inside of exterior walls in an air-conditioned house, and windows. Every one of those is a spot where warm Florida air can meet a cool surface and quietly leave water behind — no leak, no plumbing failure, just physics doing its thing over and over, every day the AC runs.
Condensation is sneaky precisely because it's not a malfunction. Nothing is broken. The system is working exactly as designed — and still producing water in places mold would love.
💧 Hiding Spot #3: The Slow, Hidden Drip
Now we get to the leaks — but not the dramatic ones. The dangerous leaks aren't the pipe that bursts and floods your kitchen; you'll catch that one in an hour. The dangerous leaks are the slow, hidden ones that nobody sees for months.
The classic culprits: the supply line behind the dishwasher that weeps a drop at a time. The shower pan that lets a little water past the tile with every use. The toilet that seeps slowly at its base. The roof flashing that only drips during a hard, wind-driven rain, into an attic nobody visits. The AC condensate line — our old friend from the HVAC series — backing up and overflowing where you can't see it.
What makes these so dangerous for mold is the very thing that makes them easy to ignore: they're small and they're hidden. A slow drip into a dark cabinet or a wall cavity creates exactly what mold wants — constant moisture, in the dark, undisturbed, for a long time. By the time it shows itself as a stain, a smell, or a soft spot, the colony has often had months to establish. The drama of a burst pipe actually saves you; the patience of a slow drip is what hurts you.
🚿 Hiding Spot #4: The Water We Make Ourselves

Here's the one that surprises people: you and your daily life are a moisture source. A household generates a remarkable amount of water just by living — and let me paint you the picture every one of you has seen.
Imagine the person who takes a long, hot shower — fifteen, twenty minutes of steam — and doesn't crack a window or flip on the exhaust fan. By the time they step out, the whole room has disappeared into fog. The mirror is dripping. And here's the part that matters: that steam doesn't just vanish when the water shuts off. It clings. It settles onto the walls and the ceiling and hangs in the air, a thin film of warm water coating every surface in the room. An hour later you walk in and the walls still feel damp to the touch, the ceiling paint has that faint sheen, and there's that heavy, humid smell.
Now do that twice a day, every day, in a room with no fan running and the door shut. That ceiling and those upper corners never fully dry out. You've created a spot that is warm, dark when the light's off, and permanently damp — and you'll notice mold tends to appear exactly there first: the ceiling above the shower, the upper corners of the walls, the grout lines. It didn't come from a leak. It came from a shower and a fan that never got turned on.
That's the whole principle in one room. Cooking a pot of pasta does a smaller version of it. So does a running dishwasher, a load of laundry, even houseplants, pets, and simply breathing in a house shut up tight against the summer heat. Normally that moisture vents away and causes no trouble. But when it can't leave — no working fan, poor airflow, doors kept closed — it does exactly what the shower steam did: it settles, it clings, and it feeds the very conditions we're learning to prevent.
This is the hiding spot you have the most direct power over, and we'll come back to it — because the fix is often as simple as turning on the fan and letting the air move.
🔍 The Common Thread: Water Loves the Dark and the Still
Step back and look at all four hiding spots, and you'll notice they share something. The humid closet, the sweating pipe inside a wall, the slow drip in a dark cabinet, the steam trapped in a fanless bathroom — mold's favorite moisture is always the moisture that sits undisturbed, in a dark and stagnant spot, for a long time.
That's the real lesson today. It isn't just where's the water — it's where does water get to sit quietly and unbothered. Moving air and light discourage mold; dark, still, damp corners invite it. Once you start seeing your home that way — asking “where could water be sitting where nobody would notice?” — you're no longer just looking at rooms. You're reading conditions, the way an inspector does.

Professor, I don't have any leaks. Doesn't that mean I'm fine?
It's a great start, but no — remember Hiding Spot #1. In Florida, the air itself carries enough moisture to feed mold with no leak at all. A leak-free home in a humid climate can still grow mold on a cool, still surface. That's why “no leaks” is only part of the picture; indoor humidity matters just as much.
Why is condensation such a big deal if nothing's broken?
Because it produces water reliably, every single day, wherever warm air meets a cold surface — and it does it silently, as a normal part of your AC running. A leak is an event; condensation is a constant. That steadiness is exactly what a mold colony needs.
How do I find the hidden drips if I can't see them?
Follow your other senses and the usual suspects. A musty smell with no visible cause, a soft or discolored spot on a floor or cabinet base, a faint warp in the trim under a sink. And check the classic locations directly — under every sink, behind the toilet, around the dishwasher, at the AC drain. This is exactly the kind of hidden moisture a professional inspection is built to find.

Your assignment: become a water detective in your own home — still no tools, still nothing to fix, just look. Open the cabinet under every sink and put your hand at the back — dry? Check around the base of each toilet. Look at the ceiling of any room under a bathroom. Step into your least-used closet on an exterior wall and notice if the air feels heavy or smells stuffy. Run your bathroom fan during a shower and see if the mirror still fogs — if it does, the moisture isn't leaving. You're not hunting for mold. You're hunting for where water gets to sit quietly — because that's the map of where mold could ever grow.
