Three lessons of theory, and you've earned the field trip. You know mold needs four things and only moisture is yours to control (Lesson 1). You know the invisible places water hides (Lesson 2). You know the one number and the tools to manage it (Lesson 3). Now let's walk the actual house and put it all to work.

Here's what years of inspections teach you: mold isn't random. It's predictable. It shows up in the same handful of spots home after home, because those are the spots where our four conditions — spore, food, temperature, and moisture — reliably come together. Today I'll take you to the four worst offenders, show you exactly why each one is a magnet, and tell you what to look for. By the end, you'll walk through your own home with an inspector's eyes.

Let's start where the water is most obvious — and most ignored.

🚿 Stop One: The Bathroom

The bathroom is the easiest hot spot to understand, because you make the moisture yourself, every single day. Remember our fan-less shower from Lesson 2? This is its home.

Every hot shower fills the room with steam — warm, 100%-humid air that clings to the walls and ceiling and settles into the grout. If that moisture doesn't leave, it just sits there, twice a day, forever. So the bathroom becomes a reliable mold spot in a few specific places: the ceiling directly above the shower, where the steam rises and condenses; the upper corners and wall-ceiling edges, where air goes still; the grout and caulk lines, which stay damp and porous; and behind or beneath anything against an exterior wall.

What to look for: dark speckling on the ceiling over the shower, discoloration creeping along the grout, a caulk line going gray or black, and that telltale musty smell that greets you when the door's been closed. And here's the single most important thing to check — your exhaust fan. Two questions: does it actually run when you shower, and does it vent to the outside? Because here's a nasty secret I find all the time: plenty of bathroom fans vent straight into the attic, dumping all that shower steam into the very space we'll visit last — trading a bathroom problem for an attic one.

🧹 Stop Two: The Kitchen Cabinets

Now to the blind spots we met last lesson — the enclosed cabinets where your humidity number can't see. The kitchen has the worst of them, because it combines hidden with plumbed.

Think about what's inside these spaces: the cabinet under the sink, with its supply lines and drain; the cavity where the dishwasher tucks under the counter, with its own water line and drain hose; the base cabinets flanking them. Every one is dark, warm, sealed off from your conditioned air — and threaded with water lines, any of which can weep. Run the Lesson 1 checklist and you'll find every condition mold wants, inside a box you open daily without ever looking at the back of it.

The classic failure is the slow drip — a supply line that weeps a drop an hour, a drain connection that seeps, a dishwasher gasket that lets a little water escape with each cycle. Not a flood. A trickle. And because it's hidden in a dark cabinet, nobody sees it for months, while mold quietly establishes on the cabinet floor and the wall behind it.

What to look for: open the cabinet, pull the stuff out, and put your hand at the very back and bottom — feel for damp, softness, or a swollen, discolored cabinet floor. Look for water staining, a warped base, or peeling. Trust your nose for that musty note. And this is exactly the spot — hidden, plumbed, easy to ignore — where a $15 leak sensor from last lesson earns its keep, standing guard where you can't watch.

🚗 Stop Three: The Garage & the Air Handler

Now we arrive at the spot I promised you back in Lesson 1 — the one you can most likely walk out and look at right now. In many Florida homes, the air handler lives in the garage, and it's one of the most reliable mold spots in the whole house.

Here's the whole mechanism, start to finish. Most homes have an updraft air handler: it pulls air in low, cools it, and pushes it out the top. The cabinet usually stops a foot or two short of the ceiling, so the installer builds a plenum — a box of fiberglass duct board — to bridge the gap up into the ductwork, and coats it all over in mastic to seal it. During operation, that plenum carries freshly cooled air, so its outer surface runs cold. And it sits up near the garage ceiling — exactly where the warmest, most humid air in the space has risen and pooled. Cold surface meets warm humid air, and it sweats, just like a glass of iced tea. That condensation is the moisture. The dust that settles on it is the food. The warm garage is the temperature. The spores are in the air. All four conditions, assembled on the outside of the box.

What to look for: dark blooming or discoloration on the plenum and the cabinet seams, any dampness or drip marks on or below the unit, and — importantly — standing water in the pan or wetness around the base. Remember, the metal and mastic aren't the food; the mold is feeding on the damp dust film. But a visible bloom on that plenum is one of the most common findings there is, and now you know exactly why it's there.

🏠 Stop Four: The Attic — The One You Never See

We finish in the hardest-working, least-visited space in your home — and the one that quietly causes some of the worst problems, precisely because nobody goes up there. Remember Lesson 3's 150-degree oven? Now add water to it. Three things make the attic a serious mold spot.

The register boots. Where each ceiling vent connects to the ductwork, there's a metal “boot.” When freezing air runs through an uninsulated boot sitting in that hot, humid attic, the metal sweats — and the condensation drips onto the drywall, insulation, and beams around it. Mold grows outside the duct and works its way in. The visible tell you can spot from inside the house: those dark, dusty smudges around your ceiling vents that everyone wipes off as dirt. That's not dust. That's the boot sweating above your ceiling.

The secondary drain pan. If your air handler is in the attic, it sits in a large metal or plastic emergency pan. Here's the key thing to understand: under a healthy system, that pan should be bone dry. It exists only to catch water if the main drain clogs — and its drain line is deliberately run to an obvious spot, often dripping above a window, so that if you ever see water there, it's a warning the primary drain has failed. The danger is the in-between state: a shallow layer of standing water sitting in that pan — not enough to trip the safety switch, but plenty to grow mold, and slowly rusting the pan until it leaks into your ceiling.

Damp insulation and wood. Any of the above — a sweating boot, an overflowing pan, a bathroom fan venting into the attic — soaks the insulation and framing, which then stay damp in that hot, still, dark space. Perfect conditions.

What to look for (from the hatch, safely, no crawling into a 150° attic): a musty smell when you open the attic access, water stains on the ceiling below any vent or the air handler, standing water or rust in that emergency pan, and dark staining on the wood or matted, discolored insulation. Honestly, the attic is the spot where I'd most encourage letting a professional look — it's hot, it's tight, and the most serious hidden moisture damage in a home often hides right up there.

🧩 The Thread Through All Four

Step back and you'll see it: bathroom, kitchen cabinet, garage plenum, attic boot — every one is the same story. A source of moisture, a spot that stays warm and still and dark, dust for food, spores in the air. The rooms change; the recipe never does. That's the gift of understanding the four conditions — you stop memorizing a list of scary places and start reading any space in any home, asking the one question that matters: could water sit here, quiet and unbothered, for a long time? Wherever the answer is yes, that's where you look.

You started not knowing that mold is a living thing that's already in every home. Now you know it needs four things to grow — and that only one, moisture, is yours to control (Lesson 1). You learned to hunt down the invisible water hiding in humidity, condensation, slow drips, and the steam from a fan-less shower (Lesson 2). You learned the one number that decides it all, how to see it with a $20 tool, and how to control it — through your AC, your habits, and the modern gadgets that watch the spots you can't (Lesson 3). That's not casual knowledge. Most homeowners live their whole lives never understanding any of it — and end up surprised by a problem that was quietly building for months. You won't be one of them. You know what mold needs, where it hides, how to starve it, and where to look. Wear that well.

Here's the one idea to carry out of this whole course: you don't fight mold, you starve it of water. Control the moisture and everything else takes care of itself. That's the entire game, in one sentence.

🔬 What This Means on Inspection Day

Here's where all of this connects to what we actually do when we walk your home. Those four stops you just toured? They're not just your checklist now — they're ours, every inspection. The bathroom ceilings, the cabinet backs, the air handler and its plenum, the attic boots and drain pan — these are known hot spots, and we look at every one of them as part of the process.

But here's a distinction that matters, and it's one a lot of people don't know. When we spot something suspicious in the field — a stain, a bloom, that shadow that keeps coming back — we can't call it “mold.” Not on sight, not in the report. As inspectors, what we can honestly document is what we observe: a substance that has the appearance of microbial growth. Whether it's actually mold — and what kind — is not something anyone can determine by looking. Only a laboratory can confirm that. Any inspector who points at a wall and flatly declares “that's mold” is getting ahead of what the field allows.

So when we do find evidence of microbial growth in one of these hot spots, the right, honest step is to recommend testing — and that's a service we can perform as part of the inspection. We collect samples the standard way: an air sample to capture what's floating in a room (often one inside and one outside, so your indoor result can be compared to the normal outdoor baseline), and swabs or tape lifts to sample a specific suspect surface. We don't guess at what they mean. We send them to an accredited local laboratory, the specialists who analyze the samples and identify what's actually present. Their formal report comes back to us, we place it directly in your inspection documents, and you get lab-verified answers — not a hunch.

That's the honest chain, and it's how it should work: we know the hot spots and inspect them, we document what we observe without overstating it, we recommend testing when the evidence calls for it, the lab does the science, and you walk away with findings you can actually trust. For a buyer, that's the difference between “I think something's off in that bathroom” and “the lab confirmed exactly what's there.” That's real peace of mind — and it's exactly what this whole series was preparing you to understand.

❓ Questions From the Back Row

Professor, if I find mold in one of these spots, what do I do?

First, don't panic — finding it is good; it means you can act. This series is about understanding and prevention, not cleanup, so I won't pretend to hand you a remediation plan. The right move depends on how much there is and what's causing it — and the most important part is fixing the moisture source, because as we learned, scrubbing without drying just invites it back. When it's more than a small surface spot, that's the time to bring in a professional to assess it properly.

The smudges around my vents — that's really mold, not dust?

Very often, yes — or more precisely, it may be microbial growth worth testing. A little gray shadow that keeps coming back after you wipe it is the classic sign of a register boot sweating above the ceiling. Dust wipes off and stays off; sweating-boot growth keeps returning, because the moisture keeps coming. If it comes back, look up — and consider having it tested.

One last assignment — take the tour yourself, all four stops, no tools, just your eyes, hands, and nose. Bathroom: look at the ceiling over the shower and the grout, and confirm your exhaust fan runs and vents outside. Kitchen: open the cabinet under the sink and behind the dishwasher, clear it out, and feel the back corner for damp. Garage: look at your air handler and the plenum box above it for any blooming or drip marks. Attic: just crack the hatch and use your nose — musty is a clue — and glance for stains on the ceiling below. You're reading your home the way we do now — four stops, one recipe, a new set of eyes.
