And here's the good news I promised: controlling moisture comes down to one number. Not a dozen rules, not an expensive system — one number you can watch and manage. Building scientists put it plainly: since mold cannot grow without water, controlling humidity isn't part of mold prevention — it's the entire strategy. Get this number right, and you've pulled the one leg the whole stool depends on.
So let's meet the number.
📊 The Number: 60% Is the Line
Here it is, the one to remember: keep your indoor relative humidity below 60%. Below 60%, mold can't get a foothold. Above 60%, on any surface carrying a little dust, the door swings open — and mold can begin to establish in as little as 24 to 48 hours.
The ideal target is lower still — the EPA recommends 30 to 50%. Here in Florida, most professionals aim for the 45 to 55% band, because our climate fights us so hard that shooting for the middle keeps you safely under the line even when the weather spikes. So think of it this way: 60% is the ceiling you never want to cross, and 45–55% is the comfortable home you want to live in.
Why a percentage and not just “damp” or “dry”? Because “it feels sticky” is a guess, and guesses are how homeowners get into trouble. A number is something you can see, track, and act on — which brings us to the little tool that changes everything.

You cannot manage what you cannot measure. All series I've called humidity “the invisible enemy” — here's how you make it visible.
It's called a hygrometer — a small sensor, about twenty dollars, that reads the humidity in a room and shows it as a number. Set one on your nightstand, and for the first time you can actually see the thing that's been hiding from you. Watch it over a few days — morning, after a shower, on a rainy afternoon, overnight. Suddenly the invisible has a number, and the number tells you the truth.
This one cheap tool separates people who guess at their home from people who know it. And knowing changes everything — because the moment you can see the number, you stop making the single most common mistake in Florida.
🎛️ The Mistake Almost Every Florida Homeowner Makes
Picture a scene you'll recognize. It's August, the house feels sticky, and what does everyone do? They crank the thermostat down — 70, 68, colder. The logic feels right: cold air, less sticky, problem solved.
Except it isn't. The house still feels damp, the AC runs almost nonstop, the bill climbs — and a hygrometer would've shown the humidity barely moved. Here's what almost nobody understands: feeling sticky isn't a temperature problem, it's a humidity problem — and those are two different dials. Cranking the cold dial to fix a moisture problem is like turning up the radio to fix a flat tire. You're working the wrong control.
Once you can see the humidity number, you stop attacking the temperature and start attacking the real problem.
🚩 The Red Flag: AC Running, Still Humid
There's a version of this that's more than a settings mistake — and as an inspector, it's one of the most telling clues I look for: if your AC is running and your humidity is still high, your AC is failing at its second job — and that's a warning sign.
Remember, your AC has two jobs. It cools the air, and it wrings the moisture out of it. The cooling happens fast. But pulling the water out takes time — long, steady run cycles that let moisture keep condensing on the cold coil and draining outside. So when the temperature's fine but the air feels damp, the system is doing the first job and skipping the second.
The most common culprit surprises people: an oversized air conditioner. You'd think a bigger unit would be better — but in Florida it's often the opposite. An oversized system blasts the house cold so fast that it hits the thermostat setting and shuts off before it's run long enough to remove the humidity. Then it clicks back on minutes later, cools fast, shuts off again — “short cycling.” Lots of cold, clammy air, a compressor wearing itself out, and a humidity number that never comes down. Bigger was never better here. A dirty coil, low refrigerant, leaky ductwork pulling humid attic air into the house, or that clogged filter we keep returning to can all do the same. The honest lesson: when the AC runs and the house stays humid, don't reach for a dehumidifier first — find out why the AC isn't doing its job.
But what if you check all that — right size, clean coil, fresh filter, nice long cycles — and the humidity is still high? Then here's the honest flip side: your AC isn't the problem. It's being overwhelmed. A healthy air conditioner can only wring out so much water, and if moisture is pouring in — or being made inside — faster than the unit can remove it, the number stays up no matter how well the machine runs. Where's it coming from? Everything we hunted in Lesson 2. From outside: humid air leaking in around drafty windows, an unsealed attic hatch, a house opened up on a muggy day. From inside: the fan-less showers, cooking without a range hood, a dryer venting indoors, a damp crawlspace. So the honest order is: first make sure the AC is healthy, second cut off the moisture sources you can, and only then — if the number still won't drop — does a dehumidifier earn its place, as backup for a working AC, not a band-aid for a broken one.
🏚️ The Honest Truth About Older Florida Homes

Now let me speak to something many of you live with every day — because I do too. Sometimes the humidity climbs on a brutal afternoon, your AC is running fine — right size, clean, healthy — and it still can't quite win. Nothing is broken. Your system is simply fighting a harder battle than any one machine was built to win alone. This is the daily reality of the older Florida home.
Here's what's happening over your head. On a July afternoon, your attic becomes a 150-degree oven — not an exaggeration, but the measured reality under a hot Florida roof. That heat radiates down into your living space, and here's the honest part: even with a foot of blown fiberglass up there, you'll still feel it, because the radiant heat is relentless and much of your ductwork sits right in that 150-degree space.
Newer homes are built for this — sealed tight, with today's code calling for thick, high-R insulation. But older homes were built to a different standard. Before the 1990s, Florida code allowed as little as R-11 in the attic — roughly a third of today's R-38. Add the other ways an older home leaks: aging windows that transfer heat straight through the glass, gaps and thin spots in the insulation, a looser building envelope that simply lets the outside in. And every one of those is also a doorway for humidity — warm, moist air working its way inside faster than in a tight modern build.
Then we help it along without realizing. Every time an exterior door swings open, a little humid air pours in. The family member who loves fresh air and cracks a window on a 90%-humidity day is inviting the outside in. And the big one — a hot shower with the vent fan off, then opening the bathroom door and releasing that 100%-humidity cloud straight into the house. In a tight new home the AC shrugs these off. In an older home already fighting the envelope, they add up.
So here's the honest truth: in an older home, on the worst afternoons, your AC will keep doing its job — but there may be a mid-afternoon stretch where it just can't fully catch up. That's not a broken system. That's a sound system meeting the limits of an older house on the hottest hours of a Florida day.
🌀 What to Do About It (Hint: Not the Thermostat)
Here's the mistake to stop making: when that afternoon gap hits, don't just keep cranking the thermostat down. You know why now — you're working the wrong dial. Dropping the setpoint to 68 doesn't defeat a 150-degree attic; it runs your compressor harder against a load it can't beat, spikes your bill, and barely moves the needle.
The real answer for comfort in that gap is one your grandparents actually had: move the air. A breeze across your skin makes you feel several degrees cooler even when the thermostat hasn't budged, because it helps your body shed heat. So on those brutal afternoons, run your ceiling fans and set up a personal fan in the room you're in, and let moving air do what the thermostat can't. You get real comfort without asking your AC to chase a number it physically can't reach at 3 p.m. in July.
(One reminder, since we're on fans: a ceiling fan cools people, not rooms — so turn it off when you leave. And keep your AC's system fan on AUTO, not ON, so you're not re-humidifying the house while you're at it.)
The longer-term fixes are real, too: better attic insulation up to today's R-38, sealing the envelope gaps, and upgrading those old heat-transferring windows all directly ease this exact struggle. Bigger investments — but if you live this fight every summer, they're the permanent answer.
🎚️ The Everyday Levers That Move the Number
Between the extremes, most humidity control comes down to a few simple habits:
Your AC's settings. Set the thermostat fan to AUTO, not ON. On “ON,” the fan runs constantly, and between cooling cycles it blows household air across a no-longer-cold coil and re-evaporates the moisture right back into your home. On “AUTO,” the water actually drains away outside. And change your filter — a clogged one chokes airflow across the coil, and less airflow means less moisture removed.
Ventilation — move the moisture out. Run the bathroom exhaust fan during and after every shower. Use the range hood when you cook. Make sure the clothes dryer vents outside, not into the house. You're escorting the water out the door before it can hide.
A dehumidifier for the stubborn spots. When a naturally damp room or closet won't come down any other way, a dehumidifier's only job is to pull water out of the air and hold your number in the safe band.
🔍 The Blind Spots: Where the Number Doesn't Reach
Now the places where all of this matters most — and where your hygrometer will quietly lie to you.
Think about the cabinet under your kitchen sink. The enclosed cavity where the dishwasher tucks under the counter. The vanity under a bathroom sink. Run our Lesson 1 checklist: they're dark. They're warm. There's little to no air circulation — the conditioned air keeping your living room at 50% never really reaches inside a closed cabinet. And moisture is always possible, because every one has water lines and drains running through it that can weep a slow drip you'll never see.
That's every condition mold wants, assembled inside a box you open every day without looking — which makes these cavities some of the most reliable mold hot spots in the whole house. And here's the catch about that number: your whole-house reading can't see inside these cavities. The hygrometer on your nightstand might read a perfect 50% while the dead air inside the under-sink cabinet sits far higher — sealed off from the airflow doing all the work everywhere else. The number is real; it just doesn't reach the corners. So how do you manage a space your number can't see? That's where the modern era hands us something our grandparents never had.

Your grandparents fought this exact battle, but they fought it blind — no way to see the humidity, no way to watch the hidden corners, no way to know a slow drip had started until the damage was done. They were guessing. We don't have to.
Today, a handful of inexpensive tools let us catch moisture before it blooms into a full mold problem — and they split neatly across the two kinds of space in your home.
For the open, lived-in spaces — the tools that watch the air. The $20 hygrometer puts a number on the invisible. And a smart thermostat takes it further: it senses that same humidity and runs your AC specifically to pull it down, doing automatically what this lesson teaches you to do by hand. There's one at every budget — from an Amazon Smart Thermostat under a hundred dollars, up through Honeywell and Sensi in the middle, to premium Nest and Ecobee units at the top. In my professional opinion the premium ones are worth it if you want the full capability — but you don't need the top of the line to get the core benefit. (Two honest notes: the “dehumidify with AC” feature is often switched off by default, so you have to enable it and set your target; and most need a “C-wire” at the thermostat, which older homes sometimes lack — check before you buy.)
For the hidden, enclosed spaces — the watchman for the spots you can't reach. Remember the blind spots — the under-sink cabinet, the dishwasher cavity, the vanity base. Your thermostat and hygrometer can't help there. That's the job of a water leak detector — a small sensor, often just ten to fifteen dollars, that you set on the floor of those hidden cabinets. The instant water touches it, it sounds an alarm and, on app-connected models, pings your phone — even when you're away. It's a tireless little watchman in the one box you never open, catching that slow Lesson 2 drip on day one, while it's still a drop instead of a disaster.
Is all this worth the money? For these hidden hot spots especially, absolutely — and the math isn't close. Water damage is one of the most common and costly home insurance claims, averaging over twelve thousand dollars. A hygrometer and a few $15 sensors cost less than a single plumber visit, and they can catch the leak that becomes both a five-figure repair and a mold bloom. Our grandparents would have given anything for these. We've got them for pocket change — so let's use them.

Here's the whole strategy in one breath: watch the number, keep it under 60%, and when it climbs, work the right control — not the thermostat's temperature. Make sure your AC is healthy and sized right. Fan on AUTO, filter clean, exhaust fans running. Cut off the moisture sneaking in. On a brutal older-home afternoon, run the fans for comfort instead of cranking the cold. Add a dehumidifier for the stubborn spots, a smart thermostat to automate the watching, and a cheap leak sensor standing guard in the blind spots. That's how you starve mold of the one thing it can't grow without.
None of this is exotic. It starts with a $20 sensor and a handful of habits. But do it, and you've taken control of the single most important factor in whether mold ever gets a home in your house.
